Property Presentation
We are aware of current market conditions, and present your property to the largest available rental market. Marketing includes our highly recognizable yellow and brown “Now Leasing” signs, our rental website, newspaper classified ads and our widely advertised “Photo Board”. Our licensed Real Estate professionals work strictly with our rental properties, personally showing each property. They are skilled in presenting your property to potential tenants.
Tenant Screening
Prospective tenants are personally interviewed and shown the property. We run credit checks and criminal background checks on all prospective tenants. Employment and previous residence information is also verified on all applicants.
Maintenance
Our goal is to provide you with this important service at a reasonable price, using only the best-qualified personnel. It is our aim to prevent major repair bills through a proper maintenance program. All maintenance, repair and remodeling work are controlled through the use of work orders, with all work being performed by Independent Contractors. Bids and owner approvals are obtained on all work, based on a previously agreed dollar amount specified by the owner.
Accounting Service
We do all the accounting chores for you. Our computer system keeps complete, accurate records of every income and expense that affects your property. We maintain tenant and property records for seven years.
Monthly Statements
Each owner is provided a Cash Flow Statement, which shows current and year to date income and expenses. Statements, checks and copies of paid invoices are normally sent before the 15th of each month.
Rent Collection
All rent is due on the first day of each month and late after the fifth, with late charges applied. Late notices are mailed immediately after the fifth. Tenants are encouraged to pay rent on time, and appropriate legal action is taken against those who do not. Owner’s funds may be sent directly to any depository the owner chooses, if so desired.
Vacancies
Vacancies are expensive! We make every effort to keep vacancies to a minimum and re-lease the property as soon as possible.
Leasing
We want good tenants just as much as you do. Our tenant screening and leasing procedures help to ensure this. Some of our tenants are repeat customers, having rented from us in the past, and then coming back to rent from us again. We are now in our second generation of tenants, leasing to the children of previous tenants. We pride ourselves on the quality of tenants we are able to attract and we try to perform in such a manner that our tenants will happily refer others to us also.
The Lease
All tenants are required to sign a Texas Apartment Association lease, along with appropriate addenda items that bind the tenant. We go over the lease with all tenants, thoroughly explaining the agreement, so that they understand every aspect of their responsibility. This assures that there are no misunderstandings. We have each tenant complete a move-in inspection report.
Security Deposit
Appropriate security deposits are always collected. The property owner determines the amount of deposit. An additional pet deposit is collected on properties in which the property owner allows pets.
Property Inspection
Our main job is to protect your investment. We do this in several different ways – our property manager makes frequent drive-by tours of the various properties we manage. Exterior inspections are very important because a property that is well maintained on the outside is normally being taken care of on the interior also. We also make regular preventive maintenance inspections of the interior of the properties, and the property is inspected prior to occupancy and after move-out.
Verifying Property Values
Are you possibly paying too much in property taxes? Upon request, we will review your appraised value yearly to determine if your tax valuation is too high. If so, we will assist you in preparing your case for you to go before the taxing authority.
Management Fee
Our monthly management fee is payable when the rent payment is received, and is automatically deducted from your account when the rent payment is posted.
